Booking Terms

Thank you for visiting our website and considering to stay.

Please read the following standard form contract carefully:-

  • Please adhere to the non-smoking policy.
  • Strictly no pets, as the owner and animal will be asked to leave (we have the right to retain payment owing to your breach).
  • Guests are fully and wholly responsible for their child(ren)’s safety and security, who should be supervised at all times.
  • Please be mindful of that this is a peaceful residential area with nature-loving visitors; it is not a party destination is not suitable for parties or drinking. Guests are required to sign an eRental Agreement to this effect.
  • We politely ask guests not to cook fish as it can take some time to vent out and may be unpleasant for the next guests.

Cancellation by us

If, due to exceptional circumstance, we are forced to cancel your stay, we will issue a full refund of what you have already paid. This will be issued to your original payment method. Please note we cannot be held responsible for any costs incurred by you as a result. We reserve the right to refuse accommodation for whatever reason.

Cancellation by the Guest

Guests should ensure that they are adequately covered with a staycation/travel insurance to cover all eventualities, particularly now as Covid-19 and its consequences are no longer unforeseen or unexpected. An administrative fee of 5% is retained for cancellations requested by the Guest, and the cancellation policy varies according to the listing(s) booked, as follows:-

For reservations in a one- or three-bedroom listing:

  • Guests may cancel up until 6 weeks before arrival to receive a 95% refund. If cancelled within 6 weeks of arrival, we shall retain 10% payment. If cancelled within 4 weeks of arrival, we shall retain 20% payment. If cancelled within 14 days of arrival, we shall retain 50% payment. If cancelled within 7 days of arrival, we shall retain 65% payment. If cancelled within 3 days of arrival, we shall retain 80% payment. If cancelled within 24 hours of arrival, we shall retain 100% payment. If there’s a no-show (i.e., you fail to notify us of cancelling), we shall retain 100% payment.

 

For reservations in the six-bedroom listing or if booking two or more listings together:

  • Guests may cancel up until 12 weeks before arrival to receive 95% of a refund. If cancelled within 12 weeks of arrival, we shall retain 10% payment. If cancelled within 6 weeks of arrival, we shall retain 40% payment. If cancelled within 14 days of arrival, we shall retain 65% payment. If cancelled within 7 days of arrival, we shall retain 90% payment. If cancelled within 24 hours of arrival, we shall retain 100% payment. If there’s a no-show (i.e., you fail to notify us of cancelling), we shall retain 100% payment.

Security Deposit

A security deposit is required for all bookings (i.e., €300 per bedroom). If you booked prior to 21st May 2021, you will receive an automated message with a link to your confirmation page where you an enter your card details securely. If you booked after the 22nd May 2021, this process is automated. If your booking is for less than 6 days, a pre-authorisation is taken on your card. If your booking is greater than 6 days, the deposit amount is charged. Provided all is in order upon your departure, the deposit will be released to your bank account within 7-10 working days.

This deposit is to cover the cost of any damage, losses or if extensive housekeeping is required after your stay. The cleaning fee is based on a courteous guest (someone leaves things as they found it — tidy and clean). A fee of €100 may be charged if there is any evidence of smoking. If you decide to have a party, note that your full deposit may be forfeited. A minimum fee of €20 shall be charged if you have neglected to dispose of your rubbish and refuge from ALL internal bins.

Extra Guests

Please notify us before inviting extra persons to join you. There may be insurance issues, so it may not always be permissible. An additional fee may be sought for unauthorised guests.

Early Check-in / Late Check-Out

We gave thoughtful consideration to our check-in and check-out times, and your understanding is deeply appreciated. When we are in a position to facilitate different times, we will offer this prior to your arrival/departure. We are generally unable to facilitate it and have to refuse; please note that we are family-run and don’t have the benefit of agencies like in large towns and cities. Subject to availability, you may extend your stay – please get in touch if this is of interest.

Travel or Staycation Insurance

Guests are strongly advised to ensure that they are adequately covered for cancellations, personal property and injury that could arise.

Force Majeure

We cannot accept responsibility or liability for any alterations, delay or cancellation or any other loss or damage caused by events including but not limited to: war, civil strife, terrorist action, industrial disputes, fire, sickness, bad weather, epidemics, acts of any government or public authority, or any other event outside our control.
